What to Expect from Your Home Inspection

Although a certified home inspector will not guarantee years of maintenance free home ownership, it is their job to make sure you are fully informed about the house you plan on buying. It is also the homebuyer’s responsibility to be as thorough as possible when discussing the inspection with their chosen certified home inspector.

This may take a couple of days to co-ordinate the appointment with the people selling the home. Plan on being at the inspection and follow the home inspector around. Ask the inspector what they are looking for, how things work and what possible issues may come up in the future. Although a certified home inspector will provide you with a written report, take your own notes, writing things down so you will understand them later.

The Report. A home inspector’s written report will be thorough, pinpointing any areas of concern, along with its severity. The report also highlights any maintenance or repairs that are evident or that are coming due, along with a projected cost. The report is usually prepared during the inspection and available immediately to the homebuyer. Some home inspectors also offer a web-based report, which can be more thorough and include pictures. Because the report is often a technical checklist, it is important to clarify anything you do not understand with the home inspector.

An Energy Audit. Some home inspectors are also qualified to provide you with an energy audit of your home. Very similar to a regular home inspection, the energy auditor’s report will highlight ways in which to make the home more energy efficient and any government tax incentives to make these retrofits.
